Monday’s meeting is almost entirely zoning. Eight land-use cases, a new overlay district, and then a few contracts tucked in at the end.
🔦 The 3 items worth your attention
The split-recommendation case at 3633 Loganville Highway is the one to watch. The Planning Department said yes; the Planning Commission said no. The Board has to pick a side on converting nearly 7 acres of residential land along Loganville Highway to commercial use for a shopping center. Those two bodies disagreeing doesn’t happen constantly, and when they do, the commissioners’ call carries more weight. (2026-1103)
Two adjacent parcels near Maple Bend Trail and Duluth Highway each drew unanimous thumbs-down from both the Planning Department and Planning Commission, and they’re up on the same agenda as two separate requests: one for office use, one for townhouses on the same stretch of land. The Board could go along with both recommendations, or override one or both. Either way, it’s the same block, two different visions, and no reviewing body endorsed either. (2026-1104, 2026-1105)
A multi-year on-call planning contract worth up to $1.85M runs through 2030, with seven firms splitting the work across two categories. It’s budgeted money, no grant or SPLOST involved, and 18 firms competed for the slots. (2026-0912) Why, per the city: The contract will support planning initiatives from visioning and policy development to infrastructure plans, code modernization, and capital project planning.
